Robert Kehiayan, CPM®
Robert Kehiayan, CPM® has over 30 years of diverse real estate experience, including asset management, investment brokerage, and property management. He has either managed, leased, or brokered over 100,000,000 square feet of commercial property including all types and classes of office buildings, medical offices, multi and single tenant industrial and flex parks, and both neighborhood and strip retail centers. His residential experience includes over 20,000 units.
Currently Robert is an independent Asset manager, property manager, leasing agent, and brokerage representative for select clients in Texas and California. His specialties are retail, office, and medical property. He oversees a team of agents, and between $20,000,000 and $100,000,000 in annual transaction volume. He has adapted over the years to the changing real estate market and as a result, the properties he is involved in have performed exceptionally well even through negative economic cycles.
From 1979 to 1986 Robert built an exemplary fee management business in north Los Angeles County. He established an excellent reputation for repositioning distressed and under-performing properties, and worked with such notable companies as Valencia Corporation, Newhall Land & Farm, and American Beauty Homes. He later teamed up with a developer in West Los Angeles and gained ground-up construction, due diligence, and acquisition/disposition experience.
Robert became involved with developments and asset management assignments in Orange County from 1988 to 1995. He acquired the land and entitlements for a retail center in Dana Point which yielded a 165% ROI to his investors. Robert worked with a landowner in San Clemente to conceptualize, entitle, and then pre-lease his vacant property. Robert’s efforts on this project helped bring forth a dynamic retail center anchored by a Kerkorian Theaters.
In the early 90’s, a tough time for real estate, Robert turned around a troubled 200,000 SF specialty retail/office complex in San Clemente, Ocean View Plaza. With only 36% occupancy and an expiring construction loan, Robert coordinated the management, marketing and leasing efforts to vitalize the center. While negotiating several extensions to the construction loan, he increased the center’s occupancy to 76% and ultimately secured approval for permanent financing. He handled all new leases from negotiations, to documentation, through tenant improvements, and on to full service management. The tenants in this center included Ralph’s Grocery, Sav-On American Stores, The Auto Club, Wells Fargo Bank, and Trader Joe’s.
Robert’s other accomplishments have included the repositioning of a 600,000 SF portfolio of shopping centers and the rehabilitation of a 120,000 SF mid-rise class "A" office building. Recently he represented the landlord in the acquisition and lease-up of a vacant 60,000 SF office building in Anaheim, and the buyer of a $21,000,000 office building in San Clemente. His large office leasing transactions have included deals with Cisco Systems, HQ Global, Scripps Institute, RREFF, and the Irvine Company.
Robert has a Bachelor’s degree in Business Management from Pepperdine University, and has earned the prestigious Certified Property Manager designation (CPM®) from the Institute of Real Estate Management (IREM). He is a licensed Real Estate Broker and Realtor® in both California and Texas. He is an award-winning published author of trade articles, served for several years as an officer of the Executive Council for the Orange County IREM Chapter, and has received numerous industry awards. Robert is well known as an educator having personally trained property managers and commercial brokers, as well as being an instructor of a CalBre approved conitnuing education credit class entitled “Commercial Real Estate Investing”.
Additionally, he is qualified as an expert witness with the Orange County Superior court, and acts as a fee-based consultant for investors. One such noteworthy assignment was consulting with government officials in China.
